What is the minimum credit score I must have?
You must have a credit score of 600+.
If my credit score is below 600, can I have a cosigner?
You can only have a cosigner if you do not have any credit. If your credit score is below 600, we do not accept cosigners.
How much does the application fee cost?
There is a $50 application fee for anyone over 18 years of age who will be moving into the apartment.
How long does the application process take?
Once your application has been received by the office, it usually takes 2–4 days to process.
How much is the security deposit?
The security deposit is equal to one month’s rent.
Are pets allowed in the buildings?
Most of the buildings do not allow pets.
Who do I call if I have a maintenance issue?
If it is a non-emergency, please use our maintenance request form. Most of the buildings have site managers for larger issues, and you can always contact the Fercho Properties main office.
What do I do if I am planning on moving out?
Once you decide that you are moving out, you must give a 30 or 60-day notice in writing to the Fercho Properties Office. The notice period depends on the status of your lease.
Is there any penalty for breaking my lease?
There is a $150 re-rental fee, and you are responsible for your rent until the apartment is re-rented or the lease expires (whichever comes first).
Can I sublease my apartment?
No. We do not allow subleasing.
Where do I pay my rent?
You can either mail it to the Fercho Properties office, or you can drop it in the rent box at 4333 15th Avenue S #116, Fargo, ND 58103.
What are the fees for paying rent late?
Rent is late if your payment is not in the office by 5 p.m. on the 5th of each month. Starting on the 6th, there is a $25 late charge plus $5 a day until rent is paid in full.
How many people can move into an apartment?
HUD guidelines suggest no more than two persons per bedroom, and no more than three unrelated persons can occupy any unit.
